Post-independence India witnessed a shift in land use from agriculture to non-agriculture uses in the wake of the spreading urbanization in urban fringe areas. It is argued in this context that this process of urbanization has led to a gradual shrinking of the arable land area. The rapid growth in the population of the country led to increasing demand for food grains to feed them. This is to be met either by raising production or productivity. However, both these factors have now reached saturation points.

And, unless production is raised, the shrinking of arable land areas due to the spreading coverage of urbanization will further intensify the competition and conflict of land use between agriculture and non-agriculture uses in the fringe areas. Simultaneously, growing pressure of work force on agriculture has been narrowing the base of its employment opportunities. And, development of transport and communication network and expansion of activities in secondary and tertiary sectors have attracted the work force to move towards urban areas for non-agricultural employment opportunities.

As a result, the urban areas added with spreading slums in the fringe areas have been expanding day-by-day. It is, therefore, apprehended that if this process of urbanization in the fringe area continues, wider areas of arable lands are going to be acquired in future which in turn will intensify further the conflict and competition of land use between agriculture and non-agricultural sectors. Thus Real Estate Investment in India, especially in the key urban centers is not an easy process. It requires much in depth studies so as not to regret later.
